GatedCommunityFlat (gatedcommunityflat.com) helps people find, list, buy and rent flats in Gated Communities. By using the site you agree to these terms. Please read them; they are short.
1. What we are, and what we are not
- GatedCommunityFlat is an online listing aggregator. We collect information about Gated Communities from public sources and let owners list their own flats.
- We are not a real estate broker, agent, builder or seller. We do not own, sell or rent out any property, and we are not a party to any deal between buyers, tenants, owners, builders or agents.
- Any agreement you make with another person is between you and them.
2. Free for everyone, always
- The site is free for buyers, tenants, owners, agents and builders. We charge no brokerage, no listing fees and no other charges, and we never take a cut of any deal.
- We never ask for, collect or hold money. No one from GatedCommunityFlat will ask you to pay a token, deposit or fee. If anyone asks you to pay money "through GatedCommunityFlat", it is a scam; please do not pay and tell us.
3. Your details and privacy
- When you request access, show interest or list a flat, we collect your name, mobile number, email and the details you give us.
- We do not sell, rent or share your mobile number or other personal details with anyone. We use them only to run the site, review requests and listings, and contact you about your account or your request.
- If you want us to connect you with an owner or a buyer, we ask you first.
- You can ask us to correct or delete your details at any time.
4. Accounts
- Accounts are approved by our team. We may approve, refuse, suspend or close any account, for example for fake details, spam or misuse.
- Keep your password private. You are responsible for what is done with your account.
5. Listing a flat
- Only list a flat you own, or are clearly authorised by the owner to list.
- Your listing must be true and complete: tower, flat number, size, price, availability and any other details. Do not post fake, duplicate or misleading listings.
- You are fully responsible for your listing and for any dealings that come from it. We may review, edit, refuse or remove any listing at any time.
- By listing, you allow us to show your listing (without your contact details) on the site.
6. Information on the site
- Community facts (builder, towers, homes, amenities, RERA numbers, photos, phone numbers, prices, area rates) come from public sources, builders and residents, and are shown with their source where we have one.
- We try to keep them accurate, but we do not guarantee that any information is correct, complete or current. Prices and area rates are estimates, not valuations.
- Builder phone numbers and websites belong to those builders. Calling them is between you and the builder.
7. Always check before you buy or rent
- Visit the flat and the community in person.
- Check the title documents, sale deed, encumbrance certificate and approvals, ideally with a lawyer.
- Check the RERA registration on your state RERA website for new projects.
- Check society dues, maintenance and rules with the residents' association (RWA).
- Never pay a token, advance or deposit before a visit and a title check.
Decisions you make are your own. We are not responsible for any loss from a deal, a listing or information on the site.
8. Fair use
Do not misuse the site: no fake accounts or listings, spam, scraping or copying data in bulk, harassing other users, or trying to break or overload the site.
9. Content and photos
The site design, text and data collection belong to GatedCommunityFlat. Photos are credited to their owners (for example builders' websites or Wikimedia Commons under their licences). If you own content shown here and want it changed or removed, tell us and we will act quickly.
10. Links to other sites
We link to other sites such as Google Maps, builders' websites and RERA portals. We do not control them and are not responsible for them.
11. Limitation of liability
The site is provided "as is". To the fullest extent allowed by law, GatedCommunityFlat is not liable for any direct or indirect loss arising from your use of the site, any listing, any information on the site, or any dealing between users.
12. Changes
We may update these terms. The date at the top shows the latest version. Using the site after a change means you accept the updated terms.
13. Governing law
These terms are governed by the laws of India. Courts in Hyderabad, Telangana have jurisdiction.
